In most all condos and townhouses, the air handlers are in a living room or bedroom closet. At night when the A/C cycles on and off the noise can be very loud and disturbing. Our HVAC systems are in a specially built attic room with sound buffering baffles. This means that the noise of the units going on and off during the night is not heard within the house. One example of the subtle construction qualities that we have learned to appreciate every night.

The two HVAC systems split the service in a very smart way. The 2 ton unit covers the Master Bedroom and the Study. The 5 Ton covers the rest of the house. During the day the master bedroom thermostat can be programmed to reset higher because the master bedroom is generally unused. At night the 5 Ton that services the rest of the house is programmed to reset to a higher temperature. We live here year-round and our average FPL bill is $150 per month. One other feature is the thermostats are “smart” thermostats. If the A/C goes out. The thermostats will send you an email. You will not come down for a visit and arrive to find no A/C working.

Contract / Down Payment / Inspections

You can Google and download a standard real estate purchase contract that has been approved by both the Florida Real Estate Association and the Florida Bar Association. I have provided below contact information for a real estate attorney in the event you need a referral.

Down Payment: $1 non-refundable for initial 10 day inspection period. Inspections: I can provide you a list of vendors that perform inspection services in the Naples area.
